A 394-acre Virginia horse farm is coming up for auction, complete with a restored 1800s manor and expansive, world-class equestrian facilities.

Ashanti Farm boasts three barns, Olympic-size indoor and outdoor covered riding arenas, a multitude of paddocks, miles of riding trails, a pool, orchard and more. The historic homestead is complemented by a guest or manager’s cottage.

The property is nestled in prime horse country in Keswick, near Charlottesville, in Albemarle County.

The auction is set for July 24 at 11am.

The farm lies in the foothills of the South West Mountains, within the Southwest Mountains Rural Historic District, which is listed on the National Register of Historic Places.

A conservation plan for Ashanti Farm was implemented.

Ashanti Farm is committed to preservation through conservation easements that limits the growth, development, and commercial activities on the farm, Gallimore said. That said, the easement does allow for certain subdivision, improvement, agricultural uses, livestock grazing, forest management and more.

The manor sits among established oak trees on a hill, providing expansive views of the property from every angle.

The 5967 square foot home provides privacy and country living at its finest.

Restored in 1940 and further renovated and expanded in 2009, it still exudes old world charm but with the luxury of modern amenities.

The manager’s cottage is about 1054 square feet and was fully renovated in 2008.

There are three barns on the property. These, as well as all of the equestrian improvements, were designed with the safety of the horse in mind.

The main barn, built in 2007, has a footprint of 6750 square feet, plus an additional 1581 square feet of space on the second level. This barn is an insulated, steel building with an insulated, vault metal roof with cupolas. The two additional barns are wood construction with special Gerrard metal tile roofing, which gives the look of a Spanish-style tile roof, are of much lighter weight, and offer fewer inherent problems than traditional clay or cement-based tiles.

It is an open two-story space with clean lines and stained wood ceiling and walls. There are ceiling fans and numerous windows providing ample light. There are ten 12×13 foot Euro style custom stalls designed by Lucas Equine Equipment. The center aisle is 20 feet wide with rubber interlocking brick pavers and drainage. Each stall has an exterior door accessing an attached small paddock. There are two wash racks with heaters, a grooming/farrier stall, laundry room, grain room, tack room with custom bridle and saddle racks, rider lounge, and half bath. The two-story rider entrance has a stairway leading to a large 17×18 foot storage room and an office overlooking both the barn aisle and stalls below and out over the paddocks, pond, and fields outside. This barn also houses a 1,054 square foot one bedroom, one bathroom apartment.

The second barn was built in 1997 and is a wood framed barn measuring about 2,640 square feet with the Spanish style Gerrard roof with cupolas. It was remodeled in 2000. The barn has eight 12×12 foot stalls, a 16 foot concrete center aisle with center drains, wash rack with heater, tack room, half bath, grain room, laundry room, and storage areas. Attached to this barn is a 480 square feet studio apartment with stained wood paneling and cathedral style ceilings.

The last barn was built in 1999 and is also about 2640 square feet. It was designed with a similar footprint, style, and amenities as the second barn. There are eight 12×13 foot stalls and a 16 foot center aisle paved with asphalt and equipped with center drains. The wooden partitions in four of the stalls are removable transforming them into two 12×26 foot foaling stalls. The one bedroom/one bathroom apartment attached to this barn is about 960 square feet. It has an open floor plan with high ceilings and a spiral staircase leading up to the bedroom.

The farm includes four miles of custom cement walls and wood fencing.

There are many paddocks and pastures of varying sizes surrounding all three barns. Six of these are stallion paddocks with five-bar fencing. They all have automatic, heated water systems and several paddocks have run-in sheds.

The 16,000 square foot indoor arena, built in 2000, is 80×200 feet, the size of an Olympic dressage arena. It has an insulated metal roof and insulated metal exterior walls. The interior consists of wooden walls with mirrors, 6-foot high kick-wall, PA system, ceiling fans, and professional lighting.

The arena contains a special footing made of a mixture of sand, sawdust, and calcium chloride. This combined with a bluestone base provides excellent footing with little need for watering. This combination footing also helps to keep the dust down for both horse and rider. There is a 16×16 foot viewing area at one end of the building with arena style bench seating located behind a sliding door.

In addition to the indoor arena, there is a covered outdoor arena constructed of steel columns that support a metal roof. It is about 20,000 square feet, measuring 100×200 feet. Special drainage has been installed in order to provide excellent footing throughout the year. Both arenas are located close to the barns. In addition to the arenas, there are many places to ride from wide-open fields to miles of trails running throughout the rolling hills of the property.

The three-bay hay and shavings storage barn is a steel building constructed in 2007. It is about 2,400 square feet and was designed to compliment the existing barns at Ashanti Farm. There is also a 36×48 foot equipment storage shed to house farm equipment.

Two Cummins diesel generators power the entire farm in the case of a power failure. The one between the manor house and the cottage is an 85KW generator and powers the main house, cottage, and wells. The second is a 95KW generator with noise reduction built in and powers all of the farm improvements including the entry gate.

Ashanti Farm has a significant natural area that qualifies as a natural habitat of fish, wildlife, and plants.
